Responsibilities:

The primary responsibility of the Corporate Real Estate Manager is to manage all property-related matters for Celanese labs, offices, operations centers, warehouses and manufacturing sites.  The position will oversee all real estate activities including leasing, site selection, sales, subleases, disposition, market research and financial analysis, lease administration, and strategy development to address the company's current and future needs. The position will manage a global team of local and regional facility coordinators responsible for the day-to-day operation of the Company’s offices, labs and operations centers.  Functions also include maintaining leasing relationships with owners and property managers, various general accounting tasks, budget preparation and managing special projects.   

 


Major Responsibilities

  • Direct, plan, manage and execute all Celanese real estate activities across its portfolio, including, but not limited to lease renewals, new site selections, new lease negotiations, sales, subleases, lease terminations, easements and right of ways, and other related real estate activities
  • Manage all elements of property acquisition, including real estate due diligence analysis, guidance on alternatives, lease negotiations, purchase and sale contract terms, working with contractors, brokers, vendors, landlords, developers, attorneys and consultants.
  • Support Celanese Retained Environmental Matters (REM) remediation team with the development of alternatives for disposition of any idled or legacy sites and then manage all elements of any potential sale including negotiation of terms of sale and execution of all required contract documents.  
  • Manage a global team of local and regional professionals responsible for regional coordination of real estate activities and day-to-day operations at the Company’s major offices and labs.
  • Collaborate with site leadership to ensure maintenance and project initiatives across portfolio of offices, labs, operations centers, and other company facilities aligns with the Company’s real estate strategy.
  • Assist procurement with the review and negotiation of contracts required to support day-to-day operations of the Company’s facilities.
  • Assist Tax and Finance teams with property tax filing and tax appeal preparation.
  • Maintain support for compliance with Sarbanes-Oxley and other internal controls.

Qualifications:

  • Bachelor’s degree in accounting, finance, business, real estate or related disciplines (or equivalent experience)
  • Minimum of 5 years’ experience in property management, real estate or related area
  • Commercial/industrial real estate negotiation experience with an understanding of commercial property practices, development, valuation and commercial property management principles desired
  • Demonstrated success in leading a global team
  • Proven negotiation and analytical skills
  • Excellent verbal and written communication skills
  • Strong organizational skills with a high-level ability to multitask and manage multiple projects
  • Position expected to be located at the Company’s corporate headquarters in Dallas, Texas.
  • Travel may be required to support the business needs, approximately 10%.
